About this mold remediation project

When flooding struck this Leesburg home—located in Loudoun County, where hot, humid Mid-Atlantic summers can quickly turn unresolved moisture into active mold growth—the clock was already running on secondary contamination. The initial water intrusion had created conditions that, left unchecked in the region's climate, would escalate from a drying problem to a remediation problem.

Our first action was establishing physical containment barriers to isolate the affected areas, preventing airborne spore migration during the work ahead. With containment in place, the team removed compromised wall and floor materials that had absorbed floodwater, then deployed dehumidifiers and air movers to pull residual moisture from structural cavities. This sequenced approach—contain, remove, dry—follows the IICRC S520 mold remediation standard's emphasis on controlling the environment before addressing the growth.

Replacement of removed assemblies restored the space to a dry, stable envelope. The homeowner's feedback reflected both the scope of the disruption and the thoroughness required to return the residence to safe occupancy, a reminder that flood losses in this housing stock—ranging from historic-district builds to newer subdivisions—demand attention to hidden moisture as much as visible damage.

TL;DR, DO NOT TRUST THE 5 STAR REVIEWS. work was only OK, management was poor, and I felt like I was being taken advantage of. The 5-star reviews are sketch. I cannot recommend this company. They were really sketchy with pricing, encouraged me to pay a high fixed price (estimated from a single photo) so there would be no surprises and implied that if i instead wanted to pay an invoice after the fact it would be 3 more days before anyone could come and could cost up to 3x more, unless I wanted to pay some workers directly on their day off for cheaper??? It was a stressful situation, so under pressure, and because I wanted a project manager, I accepted the high price. The workers came the next day, and did a fine job: identified what was wet, removed drywall/flooring, set up equipment to dry everything, and treated the mold and wood over a few days, but communication wasn't great. I don't have any kind of record of what they actually did besides the staged photos they took to document the work (which was in fact great to have). The project manager never showed and didn't return my calls, I suspect because my insurance wasn't going to cover it so they couldn't get the extra high margins on any repairs (this speculation based on what i learned in my conversation about pricing at the start). When the workers left, they pulled up the floor protectors they put down. They used DUCT TAPE in one spot to hold it down on my wood floors and ripped off a strip of the floor's finish on their way out and without a word just left. So now I have to deal with that in addition to repairing the other water damaged areas.

My sister used these guys when she took on a bunch of flood damage and her house is like it never even happened. Actually it, looks better than before the flood. Simply amazing work.

Frequently asked questions

Why is containment necessary during mold remediation in Leesburg homes?

Restoration Doctor uses containment barriers to isolate the affected area and prevent airborne mold spores from spreading to clean parts of the home during remediation work. In Leesburg's blend of historic-district homes and newer suburban subdivisions, containment is especially important because older construction may have interconnected spaces that allow cross-contamination, while newer homes often have HVAC systems that can distribute spores if not properly sealed off. This job required full containment before wall removal and flooring work could begin safely.

What causes mold growth after water damage in Loudoun County properties?

Mold colonizes on damp building materials when moisture from water intrusion isn't fully removed within the first day or two. Restoration Doctor addressed this Leesburg property by running dehumidification equipment alongside the structural repairs to bring moisture levels down quickly. Hot, humid Mid-Atlantic summers in Loudoun County accelerate mold establishment if water-damaged materials remain wet, which is why prompt extraction and controlled drying are central to remediation work here.

Does mold remediation always require replacing walls and flooring?

Not always—removal depends on the extent of colonization and whether porous materials like drywall or carpet can be salvaged. In this Leesburg job, Restoration Doctor replaced affected walls and remediated flooring and carpet because the mold growth had penetrated beyond surface cleaning, a common outcome when water intrusion goes unresolved long enough for spores to take hold. Non-porous surfaces can sometimes be cleaned and retained if caught early.

How long does dehumidification take after mold remediation work?

Drying time varies with the scope of water damage, the materials involved, and ambient conditions, but controlled dehumidification typically continues until moisture readings confirm the structure has returned to normal levels. Restoration Doctor ran dehumidifiers and air movers in this Leesburg home throughout the wall replacement and flooring work to ensure no residual moisture remained that could support regrowth. In Loudoun County's humid summer climate, active mechanical drying is faster and more reliable than passive air exchange.

Can I stay in my Leesburg home during mold remediation?

Occupancy during remediation depends on the size of the containment zone and whether the work disrupts essential living areas. For this job, Restoration Doctor established a sealed containment barrier to isolate the affected space, which often allows residents to remain in unaffected parts of the home if air quality and access can be maintained safely. Your remediation team will assess the layout and scope before recommending whether temporary relocation is necessary.
