Is it safe to stay in my home during water damage restoration?

For most clean-water (Category 1) losses you can usually stay, though drying equipment runs around the clock and is noisy, and some areas may be sealed off. When the loss involves sewage, extensive mold, or electrical hazards, we may recommend staying elsewhere until the affected areas are contained and verified safe.

What are Category 1, 2, and 3 (clean, grey, and black) water?

The IICRC S500 standard grades water by how contaminated it is. Category 1 is clean water from a supply line or faucet; Category 2 (grey water) carries some contamination, such as a washing-machine or dishwasher overflow; Category 3 (black water) is grossly contaminated — sewage backups, ground flooding, or standing water that has begun to grow bacteria. Higher categories require more material removal and stricter safety precautions.

Does homeowners insurance cover water damage restoration?

Most homeowners policies cover water damage that is sudden and accidental — a burst pipe or a failed appliance, for example — but usually exclude gradual leaks, deferred maintenance, and flooding from outside the home (which typically needs separate flood insurance).
